Manual inputs and approved document fields

Required calculation fields are marked with an asterisk. All fields begin blank.

Discount-rate method *

A FRED Treasury rate is a benchmark. It is not automatically an entity-specific incremental borrowing rate.

Payment schedule *

Payment rows expand into the amortization schedule. The initial lease liability is calculated as the present value of these payments.

DateAmountNumber of paymentsFrequencyEnd date

Add the first payment and enter the contractual payment date shown in the lease agreement. Zero-dollar rows may be used for rent-abatement periods.

Example: a monthly payment beginning 1/1/2025 with 6 payments ends 6/30/2025. Monthly payments use the annual nominal rate divided by 12; quarterly payments use the annual nominal rate divided by 4. Amounts may be zero for abatement periods.

Classification and modification analysis

Methodology

  1. Confirm document-derived fields before calculation.
  2. Build the fixed-payment schedule from approved terms.
  3. Select and document a term-comparable discount rate.
  4. Discount payments using the contractual frequency and whole contractual periods.
  5. Roll the liability and operating ROU asset schedules.
  6. Keep assumptions, calculations, judgments, and outputs distinguishable.

Assumptions and limitations

  • Results depend entirely on the completeness and accuracy of the lease terms entered.
  • Discount rate selection requires professional judgment and is not derived by the tool.
  • Modifications, impairments, and reassessments may require accounting outside the initial schedule.
  • Outputs are illustrative and must be reconciled to the executed lease agreement.
